The hotel does not have to give up what already works well. In-room devices, electromechanical equipment, sales channels and specialist software can all be connected, at the level the hotel needs.
Six groups of systems around TingHotel. Each connection states from which plan it is available, and whether it is bought on top or done per project.
Platform and TingEdge
What is already available is switched on, what can be measured is sold item by item, and what depends on the brand is done per project.
Switch on and use, at no extra charge.
Buy with any plan, including the free version. Priced as the base gateway plus each item.
The workload depends on the brand and the systems already in place; the scope is agreed before work starts.
A hotel used to its current PMS can keep using it. TingHotel takes care of the rooms and equipment.
Included in the free version
Check-in, check-out and room change from the hotel's PMS, using the familiar FIAS-style communication of the industry.
The room changes state on the RCU: power and seasonal air conditioning when a guest is in, energy saving after check-out.
Clean, dirty and inspected statuses go back to the PMS. The front desk does not have to call housekeeping to ask.
Booking.com, Agoda, Expedia and other channels through one gateway. Rates, inventory and bookings run both ways, and sync errors are watched by a person.
Pro plan
Match the hotel's room classes and rate classes with the room classes and rate classes on each OTA, once at setup.
Rates, available rooms and sales restrictions are pushed to the OTA automatically.
OTA bookings flow into the software by themselves; edits and cancellations are recorded as amendments with history.
Reduce the rooms allotted to an OTA only after the OTA confirms success.
Supports both models: the OTA collects from the guest, or the hotel collects itself; the folio splits the OTA part from the guest part.
At the cut-off time the front desk is reminded to mark no-shows and report them on the OTA's extranet.
Per OTA: bookings, room nights, revenue, estimated commission, and how much the OTA still owes.
Sync errors are logged and reported to the support team; the hotel receives a reminder to check.
TingHotel's native connection layer, included in the free version (when using from 30 HDL RCUs and at least 1 TingEdge). Quick setup from room class templates, remote monitoring, and rooms keep running when the connection is lost.
A protocol add-on is not one generic block. Each connected system is its own item: what can be read, whether it can be controlled, and what TingHotel uses it for.
Connect TingHotel to electromechanical equipment that uses the BACnet/IP standard: central air conditioning, VRF, AHU, hot water, pumps, generators, lifts, fire alarm monitoring.
Chillers, cooling towers, chilled water pumps
FCU, VRV/VRF indoor units through the brand's BACnet gateway
Air handling units, fresh air supply
Heat pumps, boilers
Booster pumps, tank levels, sewage pumps
Multifunction meters, generators, ATS, UPS
Lighting controllers with BACnet
Basement fans, kitchen extraction fans, CO sensors
Lift controllers with a BACnet port
Fire alarm control panel
Filter pumps, heating, water temperature sensors
Cold room controllers, temperature sensors
Air conditioning and lighting for the conference room
CO2, PM2.5 and humidity sensors
BACnet/IP gateway: a BACnet reader installed at the hotel, network declaration, connection checks to the controllers, and handover documents.
Connect devices that use the Modbus standard: electricity and water meters, drives, solar inverters, heat pumps, UPS, environment sensors.
Multifunction meters by panel and by zone
Water meters with a Modbus output
Pump and fan drives
Grid-tied inverters
Generator controllers
Heat pumps with a Modbus port
UPS with a Modbus port
Temperature, humidity and CO2 sensors
Pool measurement and control units
Modbus gateway: a Modbus TCP reader installed at the hotel; for Modbus RTU add an RS485-to-IP converter, with one gateway line per RS485 line.
Control lighting, air conditioning and curtains in the lobby, corridors, restaurant, meeting rooms and façade.
KNX IP or HDL Buspro gateway: a bridge into the public-area control network, group address declaration and testing.
Door sensors, presence sensors and wireless call buttons for rooms without an RCU installed.
Configuration for rooms without an RCU: a receiver and room status rules from sensors.
Buy with any plan. Each add-on is split into items; adding a system adds a line.
Measure and report electricity by room, floor and zone from the RCU, BACnet and Modbus.
Read the separate electricity and water meters of each unit.
Connect EV charging stations using the OCPP standard.
Connect the in-room TV system.
Connect the hotel's internal telephone exchange.
A self-service machine in the lobby for guests who pre-registered.
CO2, humidity and fine-dust sensors in the room, shown in the guest app.
A guest app with the hotel's name, logo and colours, for hotels on the free version or the Essential plan.
A data gateway that pushes events out and receives commands from the hotel's other systems.
A gateway for the hotel's AI tools to read operational data according to permissions.
Keep access logs and room event logs longer than the default period.
Mark the time of SOS and unusual door-open events on the recorder of public-area cameras.
A read-only screen for several hotels in the portfolio: occupancy, ADR, RevPAR, alerts, energy, overdue compliance.
PDF reports sent automatically every week and every month.
The BACnet point list or Modbus register map from the MEP contractor or equipment brand.
The brand's device or gateway is running, has an IP, and TingEdge is allowed to reach it on the technical network.
The programmed KNX or HDL Buspro project file for public areas, and zone drawings.
Present for testing and acceptance of each item, and signs off the point list.
The fire alarm provides monitoring signals only, to link the evacuation list. TingHotel does not control the fire protection system.
Each item states whether it is monitoring only or includes control. Moving to control is a separate acceptance step.
Faults from chillers, pumps and lifts go straight into engineering tickets, with an owner and a deadline.
Building equipment follows guest status: fresh air is reduced on floors with no guests, and rooms are pre-cooled when assigned.
HDL Vietnam engineers demonstrate the room map, check-in, SOS alerts and the guest app on a real room controller or the virtual RCU.
